30 Heavens is imagined as a low-density community of thirty detached villas. It brings the home, garden and surrounding landscape into one residential experience.
Its ambition is to offer the privacy of an individual home within a coherent, thoughtfully planned setting. The concept is aimed at Bahraini and GCC families seeking a long-term home with a distinct identity.

30 Heavens is conceived as a low-density waterfront enclave where architecture, mature landscape, water and privacy are planned as one experience. The concept master plan explores a tree-lined arrival, four villa expressions, direct sea relationships and private jetties — a setting intended to feel established from the day residents arrive.

THE PLANNING PRINCIPLE
Architecture that makes space for life.
Clean contemporary lines and balanced proportions are paired with warm materials, generous light and an intimate relationship with greenery and water.
The brief calls for two-storey villas, a ground-floor footprint of no more than 300 m² per home, private pools and meaningful gardens. Family and service spaces are planned as part of everyday function, without compromising the calm of the main living areas.
